Hints to Help Sell Faster and at the Best Price

Curb Appeal ~ First Impressions Count

  1. Landscape: Well manicured lawn, trimmed hedges and cleanly swept walks
  2. Fertilize: An extra shot of fertilizer can make your grass lush and green
  3. Shrubs: Cut back overgrown shrubs, especially those that cover windows
  4. Paint: At the very least, touch up shutters, trim and front door
  5. Walkways: Make sure they are free of ice and snow in winter
  6. Roof and Gutters: Ensure that all shingles are secure and gutters are free of leaves
  7. Mailbox: Replace or repaint
  8. Steps: Repair all broken outdoor steps

Interiors ~ Make them shine

  1. Flooring: Make sure they shine and carpeting is clean
  2. Walls: Repair any cracks, loose tape or nail pops
  3. Trim: Paint if chipped or dirty
  4. Ceilings: Check for leak stains, fix cause of leak and repair and repaint
  5. Lighting: Use higher watt bulbs for brighter look
  6. Windows: Clean, replace broken glass, repair screens
  7. Fireplace: Clean out and stack fresh logs for inviting look
  8. Closets: Straighten and get rid of excess, deodorize to eliminate musty odor
  9. Basement, Attic, Garage: Clean, pack and dispose of everything you are not going to move

Kitchen ~ One of the Most Important Rooms

  1. Cabinets: Paint old cabinets with a light neutral color
  2. Flooring: Replace old cracked tiles or cover with an inexpensive floating floor.
  3. Countertops: Put away coffee pots, toasters etc and clear the clutter.

Bathroom ~ Little Things Mean a Lot

  1. Faucets: Repair any dripping faucets and replace scratched and rusted fixtures
  2. Towels: Keep fresh clean towels in the bathroom
  3. Water Stains: Use special cleaning products to remove rust and mineral stains
  4. Drains: Unclog slow running drains
  5. Tub: Replace old caulking

and allows the prospective homeowner to envision themselves living there.
